After deciding to buy a home, one of the first decisions that potential homebuyers must make is whether to have a new home built or buy an existing home. Newly constructed homes offer many advantages over existing homes. Here are the top ten reasons why it’s a smart decision to have a new home built for you and your family.
Most buyers of existing homes fall in love with one aspect or another of the home they are about to buy, but they often find that other aspects of an existing home they would prefer were different. Buyers of new construction don’t have to make that trade-off. With many flexible floor plans to choose from and many design variations within each floor plan, buyers of new construction can have the opportunity to personalize their home. Whether a single level is a priority for you or a third garage is a must-have, Aho Construction has a plan to fit your lifestyle. With many flexible floor plans from which to choose, we know you will find the perfect layout to meet your family’s needs.
Buying a used home means accepting the previous owner’s design tastes or paying someone after buying the home to make changes to suit your tastes better. By buying a newly constructed home, you can personalize your home upfront by choosing colors, flooring, cabinets, kitchen and bathroom surfaces, and appliances that are best suited to your lifestyle and design preferences. At Aho Construction, our sales representatives will walk you through the many modern, classic, and stylish design choices we have to offer and provide you with advice on how to combine colors, surfaces, and textures to best meet your tastes and lifestyle.
Building a new home rather than buying an existing home allows new home buyers to choose the location of the home site and the exact neighborhood in which to live. Want a corner lot or a location near the park? How about a homesite that backs to green space? You choose what location is best for you and your family. While most homesites are generally of similar size, there are often a variety of lot sizes and locations within each community, each with its own unique appeal. Unlike many other builders, Aho Construction plans and designs our own communities. Careful attention to detail ensures your homesite, no matter the size or location, is perfectly prepared for your home and works well with each adjacent homesite.
Construction techniques and materials have improved dramatically over the past ten years, from lumber in our framing to manufactured plywood in our flooring. You can rest assured that your home will be built to last with tremendous advances being made in both strength and durability. Today’s modern construction materials are designed to withstand Mother Nature as well as normal wear and tear better than homes built even just a few years ago. At Aho Construction, we employ the latest techniques and building materials. From fiber cement siding to IKO 30-year architectural laminate shingles and from kiln-dried lumber in our framing to manufactured plywood in our flooring, you can rest assured that your home will be built to last.
Over the past 10 to 15 years, there have been huge advances made in energy efficiency within the building industry. Not only are these advances good for the environment, but they also save the homeowner thousands of dollars in lower energy costs over the life of the home. From furnaces designed to reduce heat loss to plumbing and water heaters rated high efficiency, Aho Construction designs and builds each home with energy efficiency in mind. The windows we install feature low-E (emittance) coatings that help keep your home warmer in winter and cooler in summer. You can also rest assured that the appliances, lighting, and insulation that goes into your home have all met or exceeded strict energy efficiency standards.
While some home buyers are certainly drawn to retro styles, modern boxy architecture, and/or wild color combinations, most people in the market for a new home are looking to buy a home that will stand the test of time. At Aho Construction, we pride ourselves on designing and building homes that will appeal not only to today’s buyers but also to potential buyers 10 or 15 years down the road. Our homes are designed in the American Craftsman style. This architecture style has been popular for over 100 years and appeals to both young and old as a classic American home style. We offer a broad paint color pallet, with each color combination carefully chosen to complement the neighboring houses and remain “in style” and appealing to the eye for many years to come.
Since they were first introduced in the late 1990s, Flat Screen TV’s have become ubiquitous as microwaves in modern houses. Unfortunately, few homes built before 2005 ever considered wall mounted Flat Screen TV’s in the design. Many newly constructed homes have built-in power outlets, cable/satellite TV jacks, and reinforced mounting brackets built into the home’s design for easy installation. Other more recent technologies such as surround sound, heat pump water heaters, and security systems can all be easily designed into your newly constructed home without the need to cut, drill, or retrofit.
When you buy an existing home, there is little protection should something go wrong with the furnace or perhaps the roof just a month or two after moving into the house. This is not the case with new construction. All newly constructed homes come with warranties that protect the homeowner against flaws in material or workmanship. Aho Construction provides buyers with a limited one-year warranty covering all material defects and workmanship, above and beyond the manufacturer’s warranties on individual products. Besides, we also provide a 2-10 Home Buyer’s Warranty. This provides two terms of coverage: the “2” represents two years of coverage for all major systems, including plumbing, electrical, heating/air conditioning systems, and more, and the “10” represents 10 years of coverage for all structural defects. While newly constructed homes are not without some on-going expense, all appliances, structures, and systems are covered by warranty ensures that surprise repair bills are rare.
While some people might find it charming to see the initials of previous homeowner’s children scrawled in the concrete patio of their newly purchased home or the carpet wear marks made from the last owner’s recliner, most people buying a new home would prefer not to see these subtle reminders of the home’s previous occupants. Buying a newly constructed home allows you the opportunity to start with a clean slate and personalize your home the way that makes the most sense for you and your family.
One of the truisms of homeownership is that there is always something that needs to be repaired or updated, whether it’s a leaky faucet, the aging air conditioner, or the broken garage door spring. Buyers of new construction homes have the peace of mind of knowing that all the materials used to build their home – the appliances and the systems included with their new home are all brand new and made to the latest quality and energy efficiency standards. These combine to reduce energy costs, minimize repair bills and greatly decrease home maintenance headaches. Add to all that, a comprehensive warranty, and the total cost of owning a new home is considerably lower than a resale home.
