If you take stock of your finances and get prequalified for a mortgage loan, you will know what houses and options you can afford. You and your lender will discuss how much money you want or need to borrow and your eligibility for various loan programs. Aho Construction has several lenders with who you can apply for a mortgage loan.
Once you have determined the lot and floor plan in the community of your choosing, you may reserve the lot for 30 days with a refundable deposit and loan pre-approval. During these 30-days, you will have time to workup option pricing with your salesperson, view the design selections, and finalize your decisions regarding your financing. You must apply for and receive an underwritten mortgage approval before the start of construction.
Once you have determined your design options, finalized your financing, and are prepared with your non-refundable building deposit, an Aho Salesperson will prepare your contract to purchase your home from Aho Construction. In some cases, we may request that an appraisal be complete before the start of construction, depending on your final design selections. Please note your non-refundable building deposit is credited towards your purchase.
Once your contract is complete, and your building deposit has been received, Aho Construction will begin taking several steps towards building your home, including making a building permit application. Due to the complexity of building a home, changes to the design selections cannot be accommodated after the contract has been signed.
Aho Construction will notify you and your lender of your closing date approximately 60 days before closing, allowing ample time for your lender to draw up papers and for you to prepare to move into your new home.
The closing process will be completed once loan documents have been signed, escrow has received all funds, and the deeds have been recorded with the local auditor’s office. After this process has been completed and escrow has received confirmation of the recorded deed, the Escrow Officer will call you to confirm the closing. You will then be ready to pick up your keys.
